How does the process work?

There are different ways to go
about renting your home for an event.
You can either sign up with a
realtor who deals in short term and event rentals, let
them take care of the contracts and deposits and pay
them a sign up fee plus a commission of around 25 % or
you can decide to take it upon yourself to deal with
all the paperwork, saving yourself the commission
fees.
If you decide on
the latter, you will need somewhere to advertise your
home to rent and that is what our site is designed
for!
(We should
mention that we recommend that you have a professional
help you with the rental contract to make sure you are
legally covered, but this will work out considerably
cheaper than the commission you would be paying a
realtor.)

The cost of a standard listing is $99.00.
For that you get a full page on the website with
up to 10 pictures of your home, a detailed
description of your home and a map showing the
location of your home in relation to the
event you are listing for. The fee pays for
listing from the day you sign up, until the day of
your event. you may then re-list for an
additional year for $59.00.

When using Event
Home Rentals, you are effectively placing an
advertisement , much as you would in a newspaper,
so you can make all the decisions as far as what
the advert says. In many cases though, our
homeowners are new to the market and require the
benefit of our experience in pricing their home.
When asked to suggest a price, we take our time
comparing the specifics of each home in question
with the current market for house rentals and
hotels in the area before making suggestions.

There are certainly no
guarantees that your listing will be successful.
Less than 50% of the homes listed for any event
will rent. What we like to tell homeowners,
is to weigh up the risk of losing $99.00 against
the possibility of earning thousands for renting
their house for a week.
The homes that are most
likely to rent are those closest to the event and
offering additional services such as maid service
and transportation.

The fee is set regardless of
how long it is until your event. Therefore,
if your event is a year away and you sign up now,
you will get a page for a year for $99.00.
If you choose to wait until
2 months before the event, it will still cost you
$99.00 and you only get 2 months listing time
before your event. Most rentals will take
place in the months leading up to the event, but
why not get longer for your money? Also, the
listings are displayed in the order they are
taken, so your house will appear higher up the
list of homes for your event, the earlier you sign
up.

The quickest way and to get the best quality
pictures is to use a digital camera and email
them direct to customerservice@eventhomerentals.com. We realize not everyone has a
digital camera, so when using a regular camera,
have the pictures developed onto a disc and email
your pictures to us from your disc.
For those that are not computer minded, you may
mail us your disc, but this will delay the
pictures appearing on your webpage.

Yes, they do! What you have to remember is
that the competition is the local hotels.
They will have bumped up their prices when a big
event is in town and then clients pay per night
for a room for two people.
A house for 6 people that rents for $15,000 for a
6 night stay, works out the same as paying $400
per night for hotels rooms for 6 people.
This is why offering maid service when renting a
home makes it more appealing to the renter that is
deciding between a hotel or a house.
With many events, the hotels get booked up so far
in advance that it is not possible to get rooms
anyway. The added appeal a house rental has
is more rooms, more space and more privacy.

While EHR
researches this topic as a courtesy to our
homeowners, it is up to you to verify this
information. Please contact your local or
state tax commissioner's
office, or your CPA regarding this question. We
have, however, been told by our clients that
they did not have to declare or pay taxes
on rentals of 14 days or less.
